What We Do

Removing a load bearing wall is structural work. The wall is holding up part of your house, so it has to be replaced with a properly sized beam, posts and bearing points, designed by a licensed engineer and inspected by the city. Our background is structural framing, and this is work we know well. We handle the whole project: engineering, permit, temporary shoring, removal, beam installation, inspection and the finishing that makes the opening look original.

The Same Standard in Every Package

Every experience follows the same structural engineering, safety, temporary shoring, load transfer, permit and inspection requirements.

Structural feasibility, opening size, beam design, support locations, foundations and service relocation depend on engineering assessment.

A concealed beam, removal of posts or a particular opening cannot be promised without engineering review.

Your Renovation, Professionally Scoped

Our packages illustrate different renovation experiences and representative project scopes. Every property is unique, so your final quotation is tailored to your layout, existing conditions, selected finishes and construction requirements.

We'll help you choose the right direction and develop a complete project scope around your goals.

Our Project Timeline Commitment

We believe homeowners deserve clarity about when their renovation will be completed.

Before construction begins, we'll provide an agreed project schedule with a target completion date. We'll keep you informed of progress, communicate clearly and manage the work toward the agreed timeline.

Initial consultations and estimates are free. Separately contracted design, engineering, permit applications or advanced assessments are not automatically free and may require an additional agreement.

What's Included

  1. 01

    Site Assessment

We look at what the wall is carrying, what runs through it, and what you want the space to become.

  2. 02

    Engineering

Stamped drawings from a licensed Professional Engineer, sizing the beam, posts and bearing points, with a temporary shoring plan.

  3. 03

    Permit

We prepare and submit the building permit application and manage the review.

  4. 04

    Shoring and Removal

Temporary supports go in first, then the wall comes out safely.

  5. 05

    Beam and Posts

Steel or engineered wood beam installed to the drawings, with posts carried down to proper bearing.

  6. 06

    Inspection

City inspection of the structure before anything is closed in.

  7. 07

    Finishing

Drywall, ceiling and wall patching, flooring repair where the wall stood, and paint, so the opening matches the rest of the room.

  8. 08

    Project Management

One project manager from start to handover, and one number to call.

What Determines the Cost

Most finished openings range from $10,000 to $30,000 or more, including engineering, permit, beam, finishing and paint. The factors below move the number.

  1. 01

    Span and Load

A longer opening, or a wall carrying a second floor, needs a larger beam.

  2. 02

    Steel or Engineered Wood

The engineer specifies the beam based on the opening, the load above it and the available space. An engineered wood beam (LVL) works for many openings. For longer spans or heavier loads, a steel beam may be required when an LVL cannot meet the structural requirements within the available space.

  3. 03

    Flush or Dropped Beam

A dropped beam sits below the ceiling, while a flush beam is installed within the ceiling for a clean, uninterrupted look. A flush beam typically requires more structural work, including modifying the existing joists, installing structural hangers and rebuilding the surrounding ceiling. This additional labour makes it the more expensive option.

  4. 04

    Posts

Posts support the beam and transfer its load down to the foundation through properly designed structural supports. Depending on the load, posts may be wood or steel. They can sometimes be concealed within existing walls, while exposed posts can be boxed in and finished to blend with the room. The engineer determines the structural requirements, and we discuss the design options with you.

  5. 05

    What Runs Through the Wall

If services inside the wall need rerouting, we confirm the required work and pricing in writing before proceeding. Concealed conditions may need to be reviewed once the wall is opened.

  6. 06

    Foundation and Footings

The weight the wall supported has to be transferred safely to the foundation. Depending on the existing structure, new or reinforced footings may be required beneath the posts. The engineer determines whether additional foundation work is needed.

  7. 07

    Flooring Repair

Matching existing flooring where the wall stood depends on what you have. Where an exact match is not possible, we discuss options before work begins.

A specific budget is set after the site assessment, and you receive a fixed price proposal with a dated schedule.

The Process

  1. 01

    Free Consultation

We discuss your project, review the preliminary scope and budget, and arrange an initial site visit where appropriate, to assess the wall and what it carries and talk through the opening you want. The initial consultation and estimate are free.

  2. 02

    Engineering and Permit

A licensed Professional Engineer prepares stamped drawings, and we submit the permit application.

  3. 03

    Proposal & Agreement

A fixed price proposal with the scope set out by category, milestones, a dated schedule, the payment schedule and exclusions.

  4. 04

    Structural Work

Shoring, removal, beam and posts, then city inspection.

  5. 05

    Finishing and Handover

Drywall, ceiling, flooring repair and paint, then a walkthrough and handover of your permit documents and engineer drawings.

Typical timelines: 2 to 4 weeks for engineering and permit, then 1 to 2 weeks on site including finishing.

Frequently Asked Questions

You often cannot tell by looking. Walls that run perpendicular to the floor joists, or sit under another wall upstairs, often are. We confirm it at the site assessment, and the engineer confirms it in the drawings.

Yes. In Mississauga, removing or changing a load bearing wall requires a building permit and stamped engineer drawings. We handle both.

In many cases, yes. We confirm access and safety arrangements before work begins. The work area is supported and separated, with dust control and daily cleanup.

The engineer determines the right beam based on the opening, the load above it and the available space. Engineered wood beams (LVL) work for many openings, while steel may be needed for longer spans, heavier loads or limited ceiling space.

Often, yes. A flush beam sits within the ceiling so there is no dropped beam. It depends on the joists and the load, and the engineer confirms what is possible. We walk you through both options at the site assessment.

Yes. Many wall removals are part of a kitchen renovation, and planning them together saves time and cost.
